Why You Need This

A sloppy report can cost you $700,000.

You're about to spend the most money you'll ever spend in one transaction. One missed defect is the difference between a smart purchase and a five-year nightmare.

$80K+
Avg. cost of hidden structural damage

Structural defects you can't see

Slab cracks, sagging roof framing, rotted bearers. Sellers' agents won't tell you. We will. Most expensive mistake buyers make.

$15-30K
Avg. cost of termite treatment + repair

Termites & timber pests

Termites can demolish a house from the inside out without leaving a mark on the surface. Our thermal imaging spots them before you sign.

$10-25K
Avg. cost of moisture & mould remediation

Hidden moisture & mould

Behind walls, under floors, in subfloors. Tramex moisture meters find what your eyes can't. Critical for Sunshine Coast humidity.

Ryan, Sunshine Coast Building Inspector
27+
Years In Industry
Meet Your Inspector

Builder. Inspector. Building biologist.

Hi, I'm Ryan. I'm a Sunshine Coast local and I've been on the tools for 27+ years. I started as a carpenter, became a QBCC licensed builder, then a QBCC licensed building inspector, and now also a qualified building biologist.

That last bit is what makes the difference. Most inspectors are retired tradies who can spot a leak or a crack. I can also tell you whether the house is healthy to live in. Mould, moisture, ventilation, EMF, indoor air quality. That stuff matters as much as the structural side, and almost no inspector covers it.

I approach every inspection like I'm doing it for my own family. No subcontractors. No 90-page report dumps. Just clear, honest information so you can make a confident decision.

Professional Equipment

Tools that find what eyes can't see.

Hidden moisture, thermal anomalies, slab problems. The equipment I use on every inspection at no extra charge.

FLIR E6 Pro Thermal Imaging Camera

Thermal Imaging

FLIR E6 Pro

Full thermal scan of the home. Identifies hidden moisture, electrical hotspots, missing insulation, and termite activity behind walls.

Tramex Moisture Encounter MEX5

Moisture Meter

Tramex MEX5

Non-invasive moisture detection in walls, ceilings, and floors. Critical for spotting roof leaks and plumbing issues before they're visible.

Tramex CME5 Concrete Moisture Meter

Concrete Moisture

Tramex CME5

Specialised concrete moisture detection. Reveals slab issues, rising damp, and waterproofing failures most inspectors never check for.

What our Sunshine Coast buyers say.

Real reviews from real buyers. Names and properties verified through Google.

★★★★★
"Ryan saved us from a disaster. He found termite damage behind a wall the seller had clearly painted over. Without his thermal imaging we would have signed the contract Monday. Cannot recommend highly enough."
Sarah & Tom · Caloundra
★★★★★
"Had the report in my inbox by 9am the next morning. Other inspectors were quoting me 4 days. Ryan turned it around overnight and walked me through every page on the phone. Total professional."
Marcus · Maroochydore
★★★★★
"The report was the easiest thing to read I've ever seen. My partner doesn't know anything about houses and even she could follow it. Saved us from making a $90k mistake."
Emma R · Buderim
★★★★★
"What I loved is Ryan actually picked up the phone. Spent an hour walking me through the findings before I signed. The other inspector quotes were cheaper but you get what you pay for. Ryan is worth every cent."
Daniel · Noosa Heads
★★★★★
"Honest, thorough, and fast. I was on a 5-day cooling-off and Ryan had me sorted in 48 hours from first call to report delivered. Renegotiated $35k off the asking price because of what he found."
Olivia · Mooloolaba
★★★★★
"Used Ryan for our second purchase after a mate recommended him. The building biology angle is something no other inspector offers. Found a mould issue in the second bedroom that would have wrecked our kid's asthma."

Common Questions

Before you book.

How fast can you do an inspection?
Most inspections can be booked within 24 to 48 hours of your call, depending on the seller's agent and access. The inspection itself takes 2 to 3 hours on-site, and the full written report lands in your inbox within 12 hours, usually by 9am the next morning. If you're in a tight cooling-off period, call me directly and we'll work backwards from your deadline.
What's included in the report?
A comprehensive structural inspection (AS4349.1) covering everything from roof to foundations, plus a full timber pest inspection (AS4349.3). The report includes thermal imaging photos, moisture readings, and clear categorisation of every finding into Major Defects, Minor Defects, Safety Issues, and Timber Pests. Everything is photographed so you can see exactly what we're talking about.
How much does it cost?
Pricing depends on property size, location, and access. Typical Sunshine Coast pre-purchase building & pest inspections start around $440 to $650. I have a price-beat guarantee: find a cheaper quote from a comparably licensed inspector and I'll match it. Call or use the form for an exact quote within 60 seconds.
Why are you faster than other inspectors?
Two reasons. First, I'm an owner-operator, so reports don't sit in a queue behind 30 other jobs. Second, I write the report on-site or that evening while everything's fresh, instead of waiting until the end of the week to batch it. Most inspectors are great on the tools but slow on the paperwork. I solved that.
Are you licensed and insured?
Yes. I hold a QBCC Licensed Builder licence, a QBCC Licensed Building Inspector licence, and I'm a qualified Timber Pest Technician. I also carry full Professional Indemnity and Public Liability insurance. Licence numbers and certificates of insurance are available on request.
Can I attend the inspection?
Absolutely. I encourage it. The most valuable part of any inspection is the conversation on-site where I show you exactly what I'm seeing and what it means. If you can't be there, I'll call you afterwards and walk you through every finding before sending the written report.
What if I'm buying interstate?
I can still represent your interests on-site. I'll do the inspection, send photos and the written report, and have a full phone debrief with you before you sign anything. Many interstate buyers use this approach for Sunshine Coast investment purchases.
